What is your typical management fee, and what does it cover?
One straightforward fee, taken as a percentage of booking revenue, that covers the full spectrum of care: design and photography, weekly pricing, guest screening and communication, professional cleaning, maintenance coordination, and your monthly owner statement. No invoice markups, no hidden add-ons. We quote the exact percentage after we've seen your home, because a 1-bedroom condo and a 5-bedroom lake house are different jobs.
Do you offer different management plans?
Two. Full-service management, where we build and own the listing and handle everything, and co-hosting, where you keep your Airbnb profile and reviews and we run the operations behind it. Owners who want to self-manage can also book 1:1 consulting on design, listing setup, and pricing.
What technology do you use to market and manage my home?
Dynamic pricing tools that adjust rates to demand, a channel manager that lists your home on Airbnb, Vrbo, and other platforms from one calendar, smart locks with per-guest codes, noise and occupancy monitoring, a turnover system that tracks every clean and inspection, and 24/7 guest messaging. You see the results in a monthly statement.
How do you screen guests to prevent parties and bad behavior?
Every guest who books goes through a background check. Locks and cameras are reviewed twice daily, noise monitoring alerts us in real time, and we photograph and video the home after every stay. Parties are a hard no, and we enforce it.
How long are your management contracts, and is there an exit clause?
We work on an annual agreement with a written exit clause; we'd rather earn your renewal than lock you in. Ask for the agreement before you decide and read the exit terms first.
How do you handle maintenance, repairs, and emergencies?
Local teams handle repairs at cost with no markup on parts or labor. Small items are fixed during turnovers; anything larger gets your approval first unless it's an emergency that protects the home or a guest. You see every expense on your statement.
Will I be able to block off time to use my own home?
Yes. Block your dates in the owner calendar and we schedule around them. We do ask owners to keep peak-season blocks light, because that's when the home earns most of its year.
I'm with another manager. What happens to my existing bookings?
We honor every confirmed booking and run the handoff so there are no blackout nights. Most transitions take under two weeks.
What areas does Signature Stays serve?
